Nothing produced by Spreadsight, including AI call summaries, lead qualification output, offer negotiation suggestions, deal scoring, underwriting calculations, or the Calculators tab's Real Property Value Lookup (powered by RentCast), constitutes real estate, investment, legal, financial, or tax advice. You should independently verify any figure or output before relying on it in a business or investment decision, and consult qualified professionals as appropriate.

Illustrative vs. Real Functionality

As described in our public documentation, the Site and demo Portal mix genuinely functional features with illustrative examples. The Buyers tab, the Calculators tab's math and RentCast lookup, and the Pipeline "Advance" action are real and operate on live data as of the effective date above. The Dashboard, AI call transcripts, pipeline stages shown by default, and deal-scoring examples are illustrative, intended to demonstrate the product's design rather than to reflect actual, current activity. The "How It Works" diagram on the Site is likewise an illustrative animation of the engine's intended process, not a live feed.

No Guarantee of Availability or Results

We do not guarantee that Spreadsight, the Portal, or any of its features will be uninterrupted, error-free, or available at all times. We do not guarantee any particular outcome, including deal volume, negotiation success, property valuation accuracy, or investment return, from using Spreadsight.

Third-Party Integrations

Spreadsight integrates with third-party services, each governed by its own terms and privacy practices: RentCast (automated property valuation), Supabase (authentication and database), Web3Forms (contact and demo-request form delivery), and an underlying AI model provider behind Scout, our on-site guide (branded to visitors as "powered by Bridgestar AI"). We are not responsible for the accuracy, availability, or practices of these third-party services.

Invite-Only Portal

The Portal is a private, single-company tool with public sign-up closed. The "View Live Demo" link presents a password-gated, illustrative walkthrough with simulated data for demonstration purposes and is not an offer of public access to the production Portal.
