Terms of Use

These Terms of Use ("Terms") govern your access to and use of the Spreadsight marketing website at spreadsight.ai (the "Site") and, where applicable, the invite-only Spreadsight application portal (the "Portal"), each provided by Kaufman Real Estate & Consulting LLC ("Spreadsight," "we," "us," or "our"). By using the Site or the Portal, you agree to these Terms.

The Portal Is Invite-Only

The Portal is a private, single-company tool. Public sign-up is closed, and access is granted only when an existing account holder invites you. The "View Live Demo" link on the Site opens a password-gated, illustrative walkthrough of the Portal's concept and design, populated with simulated data, it is a concept demonstration, not the production system, and not an offer of public access to the Portal.

Illustrative Content

Portions of the Site and the demo Portal, including the "How It Works" diagram, the Dashboard, AI call transcripts, pipeline stages, and deal-scoring examples, are illustrative and intended to demonstrate how Spreadsight is designed to work. They do not represent live activity, guaranteed results, or a real-time feed of actual transactions. Features described as "real" in our public documentation (currently: the Buyers tab, the Calculators tab's math and RentCast property value lookup, and the Pipeline "Advance" action) reflect functionality that is genuinely live as of the effective date above, and may change as the product develops.

Acceptable Use

You agree not to: (a) use the Site or Portal for any unlawful purpose; (b) attempt to gain unauthorized access to the Portal or any account you have not been invited to; (c) interfere with or disrupt the Site, the Portal, or the servers or networks connected to them; or (d) use automated means to scrape or extract data from the Site or Portal without our prior written consent.

No Investment, Legal, or Real Estate Advice

Nothing on the Site or in the Portal constitutes investment, legal, financial, tax, or real estate advice. Property value estimates, deal-scoring output, and underwriting calculations are tools to assist your own independent analysis, not a substitute for it, and are not a guarantee of any property's value or of any transaction's outcome. You are solely responsible for verifying any information before relying on it in a business decision.

Intellectual Property

The Site, the Portal, and all associated content, design, and software are the property of Kaufman Real Estate & Consulting LLC or its licensors. "Spreadsight" and the Spreadsight name and mark are trademarks of Kaufman Real Estate & Consulting LLC. Nothing in these Terms grants you any right to use our trademarks, logos, or brand features without our prior written consent.

Demo Requests and Communications

By submitting the Request a Demo or Contact form, you consent to being contacted by our team regarding your inquiry, using the contact information you provide.

Disclaimer of Warranties

THE SITE AND PORTAL ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, Kaufman Real Estate & Consulting LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SITE OR PORTAL, INCLUDING ANY DECISION MADE IN RELIANCE ON PROPERTY VALUE ESTIMATES, DEAL SCORING, OR OTHER OUTPUT.

Governing Law

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles.

Changes to These Terms

We may update these Terms from time to time. Material changes will be reflected by an updated effective date at the top of this page.
